Six neighborhoods, each with its own buyer, its own pricing logic and its own reasons to be patient. Below is the short version. The longer version is a phone call.

The centre of the Dallas luxury market, and the most protected address in the city.
Highland Park is where Dallas measures itself. Deep lots under century old oaks, Highland Park ISD, and an inventory that turns over quietly. Buyers here are usually deciding between two or three homes in the whole town, which makes the negotiation, not the search, the part that matters.

Park Cities schools with a wider range of price points than Highland Park.
University Park runs from updated 1930s cottages to new traditional construction, so it carries the widest spread in the Park Cities. Grecia closed 3453 Asbury Street here, a four bedroom of 3,263 square feet. Families come for the schools and stay for two or three moves inside the same few streets.

Acre lots, gated drives and the estate end of the Dallas market.
Preston Hollow is where the city’s larger estates trade, on lots that would hold three houses in the Park Cities. Grecia’s closings here include 6474 Norway Road at 7,885 square feet and 5844 Boca Raton Drive at 6,017 square feet, both in 75230.

Creek lots, mature trees and architecture that is not all one thing.
Bluffview and the streets around it hold the most varied architecture in central Dallas, from 1950s ranches to new white brick moderns on sloping creek lots. Grecia closed 4426 Bonham Street and 3804 Princess Lane in this pocket of 75229.

Walkable Dallas, high rises and townhomes minutes from downtown.
Uptown is the trade you make when you want to walk to dinner rather than mow a lawn. High rise condominiums, new townhomes and duplexes, and a buyer who cares more about the building and the block than the school district. Grecia closed 3620-3622 N Fitzhugh Avenue here in 75204.

1920s Tudors, real trees and the best value in central Dallas.
East Dallas keeps its character: Tudors, Spanish eclectic homes and craftsman bungalows on hilly streets near White Rock Lake. Grecia closed 1919 McMillan Avenue in 75206, a 3,945 square foot home in the M Streets, which is a good example of what the money buys on this side of town.
